A 9 story poured-in-place concrete frame building, multi-family condominium of approximately 45000 SF and 4200 SF roof footprint. The building massing and design was coordinated with the Historic Review agency staff and Board and included a variety of cladding materials and a skim-like wrap of the projecting balconies to break down the mass of the building. Inside, units are modern and open, with exposed concrete ceilings and large walls of glazing. The building was a speculative/for-profit project by the developer and incorporated an extensive green roof covering approximately 71% of the various roof areas. The building also incorporates glazing with increased shading coefficient glazing, passive solar shading elements and sustainable cabinetry materials and plumbing fixtures. The green roof was planned and designed to reduce storm water infrastructure costs that were negotiated with DDOE re drainage piping sizes, catch basins and similar components.
