The structure is a single-family dwelling with partial basement and two floors.  The original part of the house dates back to the early 1800s, and has two additions.

The project was divided into two phases to better address scheduling, meetings and presentations to the Town and County, and to accommodate longer lead times and anticipated price increases for building materials in the post-pandemic market environment.

For Phase 1, all work was on the interior except for proposed window replacement, and In-filling certain existing windows; exterior cladding and trim changes at those areas and limited exterior repairs and sealing.  Interior work included renovation of existing first level partitions and kitchen elements, and relocation and renovation of an existing bathroom.  Floor structure of the existing kitchen and dining room was either reinforced or replaced due to uncovered deterioration from time, and environmental conditions.

Renovation of existing second level included an addition of a second bathroom.  Mechanical/Electrical/Plumbing work included modifications to the HVAC system, new lighting and power circuits, miscellaneous plumbing fixture change-outs and piping changes to accommodate same.

During Phase 2, the dining room and kitchen will trade places.  A wide bay window will be provided at the north wall of the kitchen, extending up both floors.  At the first floor bay, double doors will lead from the kitchen out onto a patio with trellis and garden.  A mudroom entry will be added in the outdoor space between the kitchen and dining room – a space to enter the house from the garden to shed boots and coats.  The wall between the living room and study will be opened.  An existing powder room in the study will be relocated to the south end of the study and be promoted to a bathroom with the addition of a shower.   A new front door with sidelight and transom configuration will be added to re-center the front of the house and the entry foyer with the porch and stairs.

The second floor will be slightly reorganized.  The existing bathroom will receive new fixtures and will become the master bath.  The master bedroom at the north end of the house will enjoy the bay window and views towards the north.  A second bathroom for the remaining two bedrooms will be added between the stair landing and the east bedroom.

Site enhancements include miscellaneous hardscape paths, and terraces, and low landscape walls that support a fence and trellis.  The low walls also facilitated a slight re-grading of the site to provide adequate slope away from the house.
