This 4 story plus parking level speculative/for-profit multi-family condominium building contains 18 residential units and was the first or one of the first speculative residential projects in DC to employ a substantially sized, extensive green roof.  The south façade consists of a unitary glass and metal panel curtain wall with exposed steel beams and columns that create a brise soleil (solar shade) for the building and that support individual unit balconies.  The south façade uses 3 different glazing colors to break up the elevation size, define smaller bays within the building that are sympathetic with neighboring building volumes and to provide additional protection from the sun due to the tinted glazing’s lower light transmittance.  Residential units are a mix of studio, one bedroom apartments with multi-level mezzanine units and larger top floor units with roof terraces.  The approximately 2000 SF green roof area was designed and configured to create a series of individual, green, vegetative areas which separate individual unit owner terraces on the main roof level; the upper penthouse roof level is entirely covered with extensive green roof.
