The project, located in downtown NW Washington DC, involved a new addition to and remodeling of an existing historic three story plus lower level story building with a five story plus lower level story addition.  The long, narrow lot and historic district designation restricted the client’s ability to build out the site and required many design iterations, negotiations and inter-locking, time-sensitive multiple approvals from state HPO and zoning variances; all variances and entitlements were granted. The total completed building consisted of 5 units of R-2 multi-family residential condominium units and two levels of commercial space.  The project incorporated a non-standard helical pier foundation due to budget and the proximity of extant, adjacent high-rise /deep foundation buildings on both sides. Interior residential units were treated simply with large open spaces and bright colors to define smaller areas within the spaces.
