Owners of a Connecticut Ave. townhouse desired to renovate their finished basement level.  The existing finished spaces include two rooms, a bathroom with shower, hallway and a small entry room at the back door.  The only unfinished space is the utility room, located at the opposite end from the entry and contains the EDP, water heater and HVAC.

The owner-approved scheme, developed and refined with NSA, would keep the entry door and deck in place.  The entry door would open into a small bar area with movable pantry, refrigerator and bar sink along one side.  The movable pantry and refrigerator, when moved, would provide needed access for the HVAC access panel in the ceiling and equipment above.

The wall opposite the bar area cabinetry and appliance, and partway down the hall would be removed to open the bar area and hallway to the adjoining room, which would become a family room.  In place of the removed wall, two new wood beams will be placed to bear the structure above.  Two 6” dia. steel columns with new footings will be placed to bear the wood beams and a header.

The wall between the new family room and the new TV room will also be removed and replaced with cabinetry and shelves on the family room side, and storage closets on the TV room side.

The exterior wall of the family room would receive a third window, and all three windows will have a higher sill and head.   

The bathroom would remain in place and be renovated with new tile in the shower and new lavatory.
