The project for the existing property located on H Street NE in Washington, DC underwent limited revisions from that originally planned, due to unforeseen high construction costs resulting from pandemic-related supply and labor shortages, and other issues.
The unchanged objective is to enlarge an existing three-story with basement commercial building for residential and commercial uses. The project would add two floors above the existing building and a five-story rear addition. A preexisting two story addition on the rear of the building will be removed. New construction for the first floor will extend the rear of the first floor. The balance of the site will be seven parking spaces, exterior bicycle storage, dumpsters and trash receptacles. The second thru fifth floors will extend to the rear beyond the extended first floor and over a portion of the parking area.
The H Street or front façade will be retained and reused. The ground (first) floor level is designated for restaurant and business uses; the second floor will accommodate open and closed office spaces; an area of seating and bar for the first floor restaurant; and two residential units. The third thru fifth floors will be devoted to residential uses, each with six units for a building total of 20 residential units. The roof will have access for private terraces from the six fifth floor residential units by individual spiral stairs; and stairway and elevator access for maintenance of the vegetated extensive green roof. An enclosed courtyard on the third floor will extend to the roof, providing natural light and ventilation to several residential units.
