The project, located on 1.89 acres at 1081 South Salina Street, Syracuse, NY, will be of one structure consisting of an East part and a West part.  Site work will include approximately 70 surface parking spaces and associated accessible ramp and landscaping.  Beneath the parking lot will be underground storage chambers for temporary stormwater retention.

The East Part which will span the north end of the site is approximately 23,395 GSF.  A northwest wing, fronting on South Salina Street, will be a single level of tenant office space; the remainder of the East Part, fronting on Montgomery Street, can accommodate a range of uses from professional and educational spaces to light manufacturing on one level.  An array of solar photo-voltaic panels is planned for the roof. 

The West Part, situated along South Salina Street, will be a five story, rectangular volume with a slightly skewed four level cube, resting on the ground level, at its south end.  The space between the north end of the volume and the NW wing of the East Part will be enclosed along South Salina Street with a continuation of the rhythmic headered openings and columns of ground-face masonry units found at ground level of the West Part street façade. The headered openings along the open space between the parts will be infilled with metal fencing.  The upper levels of the rectangular volume will be enclosed with shiplapped, fiber-cement planks.  The skewed portion will be enclosed with fiber-cement panels.

The ground level of the West Part will be 5875 GSF of retail space with storefront windows and entry doors in the headered openings.  The second and third levels will have several areas of shared open office spaces and cubicles.  The fourth and fifth levels will have 16 residential units of one and two bedrooms.  Each of the upper floors will be approximately 5883 GSF.  A common lobby for the upper floors will be situated at mid-point of the ground level with access to both the South Salina Street side and to the access aisle on the east side. 

In part, this mixed-use project had been planned as an important catalyst for furthering the Syracuse Master Plan goal of making South Salina Street an urban gateway from the south into the city.  The project would also provide much needed retail, business, residential and employment opportunities for the community.  From its inception and development, the project garnered the support of local leaders and city officials, and involved input, coordination and review by consultants, stakeholders, and city, regional, state and federal agencies.  Neighborhood organizations were engaged for input to adequately address community needs and concerns.

Another benefit of this project is the remediation of the site, being previously designated as a Brownfield Site.  Past uses left the site contaminated and requiring specialized cleanup in accordance with local, state and federal regulations.  Successful rehabilitation of the parcel, and construction of the planned structure will contribute to beautifying the fabric of the local community by transforming a vacant lot into a useful and aesthetically pleasing addition to the built environment.
